BOO! Does the thought of buying a home scare you?
If you are a first time home buyer looking to purchase a home and
have no idea where to start; here is some informational tid-bits that
may help.
When buying a home you need to make sure that all of your finances are
in order. After careful consideration you are going to want to contact
a reputable lender and a professional real estate consultant. Getting
pre-approved is an important step in finding a home. The approval will
let you know what you can reasonably afford, therefore saving you
valuable time in finding a home. If you do not know of a good lender
your real estate consultant can also give you some recommendations.
Once you know what you are pre-approved for your real estate consultant
will meet with you and discuss your home buying wants and needs. Then
he/she will show you some homes. Once you find the home of your dreams
you and your real estate consultant will write up an offer. From there
it will be accepted, rejected or countered. Once accepted the contract
calls for a deposit which is usually 1% of the purchase price. (In the
state of Louisiana it is not an escrow it is a deposit). Your deposit
is deposited and held by the listing broker. Inspections will be set up
by your real estate consultant. Inspections allow you to know what kind
of condition the home is in. After inspections, follows the appraisal.
From there it is off to the closing table. Closing can take a month up
to three months depending if you are buying new construction or not.
When buying a home there is no one more skilled than real estate
consultants. They do all of the leg work. They know market values and
ensure that you are getting the best deal; they work for you and their
services are free of charge! Along, with getting you the best deal they
handle all the paperwork, appointments, negotiations, work with the
title attorney, they will work with your bank to get all the
information you need to close. When looking for easy, care free, real
estate transactions call me Jennifer Dazet Baton Rouge Real Estate
Expert.

Hurricane Ike has been gaining strength in the Gulf of Mexico, and is
expected to grow into a “very dangerous” category 4 hurricane before
slamming into Texas.
Ike is also getting bigger. “Ike is a very large hurricane…and is
expected to remain large as it crosses the Gulf of Mexico. Regardless of
where the center crosses the coast…the effects of Ike will be felt over
a large area,” says Senior Hurricane Specialist James Franklin at the
National Hurricane Center.
Maximum sustained winds at landfall could be higher than 130 miles per
hour.
The current track from the Hurricane Center calls for landfall between
Corpus Christi and Houston. The forecast calls for Ike to still be a
category two hurricane as it approaches Austin and San Antonio areas in
Texas.
Channel 4 Meteorologist Carl Arredondo says Southeast Louisiana will feel
some impact from Ike. He says we will see “some wind, some rain and the
chance of some coastal flooding.”
In the New Orleans area “We’ll have winds maybe as high as 30 miles per
hour with higher gusts,” says Arredondo.
He adds that a Tropical Storm Warning is up for the extreme coastal areas
of Louisiana from the mouth of the Mississippi River to the Texas state
line (see below).
Arredondo says, “Some areas of Lower Plaquemines, Lower Jefferson,
Lafourche and Terrebonne Parish may experience some tropical storm force
conditions. It may confined to just the extreme coastal areas.”
All of South Louisiana will see Ike’s band send squalls into the area.
“Some of those could be heavy… Some street flooding would not be out of
the question for the next couple of days,” Carl forecasts.

KW Cares Crisis Alert - Hurricane Gustav
0 Comments Published August 31st, 2008 in Baton Rouge Real Estate.Dear Keller Williams Family,
The National Weather Service has predicted that Hurricane Gustav will soon be approaching the Gulf Coast, affecting a very wide area along the coast.
So that we may assist you, it is imperative that if Gustav does hit your area, you check in with us as soon as possible to let us know that you are safe.
Please go to www.kwcares.org to check-in.
The KW Cares Crisis Line at 866-591-2737 is being staffed on a 24 hour basis, 7 days a week for emergency assistance calls.
Regional Directors - If you have any critical information regarding your region during this crisis, please direct all information to kwcares@kw.com or call the Crisis Line at 866-591-2737.
Thank you and be safe!
The KWCares Team
With Hurricane Gustav brewing I pray that it does not hit
the U.S. I have witnessed mother
nature’s fury with Hurricane Katrina I don’t think the U.S. or further more the
New Orleans metro area could sustain another major hurricane hitting them. The levies have been patched which means they
are not fully functional and I still have many family members who still live in
the area and I would hate to see them possibly lose everything like we did for
Katrina. I pray that everyone has an
evacuation plan and if New Orleans is the target for Gustav that all its
residents pack up and leave.
Louisiana residents are reminded to visit www.GetAGameplan.org - a website for
residents to use to prepare their homes and their families for a hurricane. The
Get a Game plan website contains information and tools needed to prepare for a
possible hurricane.

Hurricanes, Real Estate, and Insurance OH MY!
0 Comments Published August 26th, 2008 in Baton Rouge Real Estate.Live in the Gulf States and thinking of purchasing a home in the next couple of days? Better move fast! During hurricane season insurance companies take great measures to protect themselves against a potential loss when it comes to hurricane insurance claims. When a storm enters the Gulf of Mexico insurance companies can no longer write policies until the storm either passes or it moves out of the Gulf. Being a Realtor in the Baton Rouge Real Estate Market I have learned that a home can not close when a hurricane enters the Gulf. If your can not get insurance mortgage companies can not provide the funds/monies to close. Many buyers get angry however; we don’t make the rules we just abide by them.
So with Sunday soon approaching and insurance companies scrambling better get your insurance locked in before Thursday. As always, when storms enter the Gulf make sure to be prepared, fill all cars up with gas, gather all necessary food and supplies and most importantly if you live in low lying areas please evacuate. In the event you do evacuate ensure that you take with you all valuables (pictures, jewelry, art work, money) and never forget your important paperwork such as: social security cards, birth certificates, insurance papers, mortgage papers, and any paper that you may need. Remember it’s always better to be safe than sorry.

There is has been a lot of talk about the tax credit for first time home buyers and when I first heard about it I thought it was great. Many first time home buyers go into their first home needing funds to close, make repairs/updates to their new home or simply just need a little help. The tax incentive allows just that. It is a 15 year interest free loan of up to $7500 that you can receive when you file taxes. Eligible first time home buyers are individuals who purchased their home on or after April 9, 2008 and goes all the way through to July 1, 2009. For more information on the tax credit please visit:

Baton Rouge kiddies back to school!
0 Comments Published August 7th, 2008 in Baton Rouge Real Estate.
Today was my daughters first day of middle school and I think I was
more nervous than she was. Last night I couldn’t sleep, tossed and
turned and before I knew it 6 a.m. was here. With school back in
please obey school zone speed limits, watch for children crossing the
street and watch for children getting on and off of buses. With the
hustle and bustle of life it’s easy to forget that school is in for
Baton Rouge.

I had the privilege of helping two special people purchase a home. They actually closed on their home just a few days ago. They had signed up on my website, JenniferDazet.com. I followed up by calling them and set up a consultation appointment to assess their needs and get them pre-approved. Jewell and Andy came in both were very nice however; Jewell had a very bad experience with not just one real estate agent but two and was very skeptical about my services. This is very understandable it’s just like getting burned in a bad romantic relationship, trust in others diminishes.
As a Baton Rouge Real Estate Consultant I was embarrassed however; determined to show Jewell that I am a professional and their needs come first bottom line. I did just that, Jewell and Andy gave me the best compliment which was this “Jennifer you proved us wrong”. To this day it warms my heart to know that I do go above and beyond for my clients. Real estate isn’t about the money it’s about a firm commitment of customer service to our clients. Through this transaction I have made two great friends that I hold dear to my heart.
